read moreRennie & Partners recognise that effective property management is crucial in enabling clients to maximise their returns from investments. This is why many landlords employ Chartered surveyors like ourselves, as we have a greater level of understanding and support we can provide to both freeholders and leaseholders. Rennie & Partners prides itself on having a very long established team of property professionals. read moreRennie & Partners offers advice on all Party Wall Matters and have extensive experience in acting for both Building Owners and Adjoining Owners, including acting as an "Agreed Surveyor" on behalf of both parties. The Party Wall etc Act 1996 applies throughout England and Wales, providing a framework for preventing and resolving disputes in relation to party walls, boundary walls and excavations near neighbouring buildings. It is based upon some tried and tested party wall provisions of the London Building Acts, which applied in inner London for many decades before the Act came into force.
Leasehold acquisitions and leasehold
read moreWhen buying or owning a leasehold property it is important to be aware of the time left on the lease. If your lease is around 81/82 years, it would be advised that you would need to apply for a lease extension because the price is much higher once it is below 80 years. We have a 100% success rate in obtaining a freehold or lease extension for our clients, having represented our clients in the First Tier Tribunal (formerly Leasehold Valuation Tribunal) and the Upper Tribunal (Lands Chamber). 3. Flat owners living in blocks of flats can get together and if they have a majority they can buy the freehold.

read moreRennie & Partners advises both landlords and tenants on dilapidations liability during a lease and at the expiration of a lease. In most negotiations relating to dilapidations we have managed to achieve a settlement or alternative dispute resolution, thereby avoiding the need for a full Court Hearing and associated costs. Failure to keep a building in good repair can give rise to a claim for damages. Under a typical lease, either the landlord or the tenant is responsible for the repair, redecoration and maintenance of both exterior and interior of the building.

When premises are subject to a lease, the rent is normally reviewed at regular intervals, often every three, four of five years. The level of the rent is determined by the location, the specification of the property, the lease terms and the market evidence based on comparables. Our advice will always have regard to the rent review provisions set out in the lease. We consider technical and legal issues, as well as market evidence and conditions.
Expert Witness
read moreRennie & Partners is appointed by both national and local solicitors as expert witness to provide independent advice on building disputes, boundary disputes and negligence allegations against other surveyors. We will appraise the dispute and prepare a report for our client on the best way to mitigate cost exposure. If required, we will initiate early Without Prejudice meetings to try and narrow the issues between the parties and the areas of dispute. If the matter cannot be resolved and we are required to prepare an expert report, this document has to be independent of those who have instructed us.
