Why have a survey
read moreHomebuyers surveys are essentially worth their weight in gold. Our research shows that up to 70% of people who commission a survey before they buy, use the report as a bargaining tool to renegotiate the price saving anything up to 10,000. In most cases, costly repairs are found to be necessary when people move to new homes. Some people know about them in advance by having a survey but others just rely on a basic mortgage valuation and do not take any professional advice at all. Damp and timber defects are some of the most significant problems found by our building surveyors when assessing the condition of the property.
Sample Page
read moreThis is an example page. It's different from a blog post because it will stay in one place and will show up in your site navigation (in most themes). Most people start with an About page that introduces them to potential site visitors.
Energy Performance Certificate
read moreDerbyshire Surveyors also employ a team of residential and commercial energy assessors who can produce all levels of certificates at very competitive prices. For trade organizations, these certificates can be ordered online using our sophisticated 'E Tech' ordering system. Please call for more details. Energy Performance Certificates tell you how energy efficient a home is on a scale of A-G. The most efficient homes - which should have the lowest fuel bills - are in band A. The Certificate also tells you, on a scale of A-G, about the impact the home has on the environment.
Building Survey
read moreCommonly referred to as a structural survey, this report is particularly suited to large, old or unusual properties and can be tailored to the needs of the client and type of building. This survey involves a comprehensive inspection of the property and a detailed report which focuses on method of construction, state of repair and future maintenance requirements. Every aspect of the property is looked at as for the Homebuyer Survey and Valuation but in greater depth, and with technical analysis to include a schedule of maintenance and repair with emphasis on priority.
Property Condition Reports
read moreThe property condition report is a condensed version of the Homebuyers Survey, with the same level of on site inspection. The report is aimed at giving a clear indication whether the individual building elements (ie roof coverings, windows etc.) are in a satisfactory condition, or need attention or further investigation. The report is only concerned with significant or urgent matters, together with general maintenance advice. An insurance re-instatement figure is provided, but there is no valuation.
